Balsam on Broadway is a transformative 6-story, 227,000 SF mixed-use apartment building located just outside downtown St. Paul. This $70 million development includes 128 thoughtfully designed studio, one-, two-, and three-bedroom apartment homes, along with 5,200 SF of office space that now serves as LS Black’s headquarters. 

The building was developed as a mission-driven project, with 100% of the units designated as affordable housing for residents earning between 30% and 80% of the Area Median Income (AMI) for a minimum of 40 years. In partnership with Simpson Housing Services, the building also includes five High-Priority Homeless units to support vulnerable community members. 

Resident amenities were designed to promote comfort, convenience, and community, featuring large units with balconies, granite countertops, kitchen islands, and side-by-side washers and dryers. Shared amenities include a clubroom, a 6th-floor outdoor deck with views of downtown St. Paul, a year-round indoor children’s playroom, a fitness center with group and on-demand classes, work-from-home suites, a conference room, pet spa, secure package room, interior bike storage, and full-time management and maintenance services.
