LS Black Constructors, under the leadership of the LS Black Development team, is excited to announce the recent groundbreaking for The Balsam on Broadway Apartments. This new affordable housing project is located at 540 Broadway Street adjacent to downtown St. Paul. The Balsam on Broadway will be a 6 story, 227,000+ SF mixed use apartment building with 128 studio, 1, 2 and 3 bedroom apartment homes and 5,200 SF of office space. Construction on the $70 million project and is expected to take 17 months, with the building opening in the fall 2024.
100% of the apartment homes will be affordable for a minimum of 40 years, serving residents between 30% and 80% of Area Median Income (AMI). The project also includes five high-priority homeless units. Unit Amenities include large units with balconies, kitchens with islands and granite countertops throughout, and side by side washer and dryers included in rent. Common amenities include a clubroom, 6th floor outdoor deck with excellent views of downtown St. Paul, year-round children’s indoor playroom, fitness center with separate group fitness (including on demand fitness classes), work-from-home suites and conference room, secure package room, interior bike parking room, on site management and maintenance offices, and pet spa.
The Balsam on Broadway project represents the second self-developed and constructed project in partnership with LS Black Constructors. The first project, Canvas Apartments, in Northeast Minneapolis, is well underway and has an expected opening date in the spring of 2024.
