SENIOR PRECONSTRUCTION MANAGER

JOB DESCRIPTION

The primary role of the Senior Preconstruction Manager includes the following essential functions:

  • Read and interpret project specifications and plans to prepare detailed, comprehensive, and accurate quantity surveys
  • Perform conceptual preconstruction from preliminary project parameters
  • Prepare project estimates including self-performed work, subcontracted work, and general requirements
  • Understand timelines and applicable project deadlines 
  • Maintain current information on products, vendors, and subcontractors
  • Preparation of detailed quantity surveys
  • Subcontractor/supplier bid solicitation and coordination
  • Accurate pre-planning of a project
  • Preparing appropriate proposal narratives, etc
ROLE & RESPONSIBILITIES

Preconstruction:

  • Oversight of quantity takeoff process
  • Bid card development
  • Utilization of estimating tools and software
  • Communication with internal and external partners
  • Pricing of quantities
  • Full estimate development
  • Target value design assistance
  • Value engineering
  • Scheduling
  • Establishing baseline crews and productivity
  • Constructability reviews
  • Best-value proposal efforts
QUALIFICATIONS & REQUIREMENTS

Required:

  • Two-year degree in Construction Engineering or Construction Management
  • 10+ years of construction and/or preconstruction experience
  • Good written and verbal communication skills
  • Strong analytical, problem solving, organization and time management skills
  • Thorough and detail-oriented
  • Ability to prioritize and multi-task within time constraints
  • Self-starter and motivated with minimal supervision
  • Strong computer skills
  • Previous experience with On-Screen takeoff
  • Strong understanding of Microsoft Excel
  • Previous oversight of Assistant Preconstruction Manager and/or Preconstruction Manager work

Preferred:

  • 10+ years of experience
    participating in preconstruction of commercial and industrial construction projects
  • Professional designation (i.e. CPE, LEED AP, DBIA, CPC, etc)
  • Demonstrated experience in driving productive relationships with project partners, subcontractors, and vendors

Office and Travel

  • Location: St. Paul
  • Requires visiting prospective project sites on a regular basis, some overnight travel required.
